
The proposed scheme consisted of an extension on the southern elevation of the existing B&M retail store to increase the sales floor area and create a garden centre for the store. The proposed extension was directly adjacent to the Ellen River with the area identified on the Environment Agency flood map as being located in a Flood Zone 3 area which was at risk of flooding from the river in a 1 in 100-year storm event.
Beckwith & Hanlon were appointed to produce a Flood Risk Assessment to demonstrate that the site was suitable for the proposed extension in which to support a detailed planning application. The assessment involved detailed consultation and liaison with the Environment Agency which included ordering of Product 4 flood information consisting of flood map, flood storage areas, historic flood events outlines and unique identifiers. Furthermore, following detailed analysis and review of the available flood information along with Engineering interpretation we were able to demonstrate that the proposed development site should actually be classed as a Flood Zone 1 area as oppose to Flood Zone 3 which supported the site’s suitability for the proposed development. The final Flood Risk Assessment report which was provided as supporting information to the full planning application resulted in the scheme successfully receiving planning permission.
