Curzon Circle

The proposed scheme at Curzon Circle, Birmingham consisted of redeveloping a derelict commercial site into a 5 to 15 storey student accommodation building consisting of 290 studios, reception and welcome space, amenity/activity facility including pool table, seating area, TV viewing space, gymnasium and external courtyard amenity area.

Beckwith & Hanlon were appointed to provide Party Wall Surveying services which involved serving relevant party wall notices on all affected Adjoining Owners, carrying out Schedule of Condition surveys, preparing and negotiating Party Wall Awards and ensuring that all notifiable works were undertaken in full accordance with the Party Wall etc. Act 1996. The proposed works associated with the scheme were directly adjacent to HS2 construction and operation work with a new temporary car park formed adjacent to the boundary with the proposed student accommodation scheme. The final agreed Party Wall Award with HS2 was complex and required us to redesign the temporary car park directly adjacent to the boundary in which to create a 3.6m wide working area for the proposed student accommodation scheme and maintain the total number of parking bays in the temporary car park. The method statement and approach to construction operations impacting on the HS2 site were carefully planned and tailored to minimise impact and avoid delays to the HS2 work which we were heavily involved in guiding from a Party Wall perspective. The works subject to the Party Wall Award were successfully completed in which all party wall matters were concluded and signed off by the surveyors at the end of January 2023.
