Gipsy Lane

The proposed scheme off Gipsy Lane in Kettering is an affordable homes development of 340 units consisting of 2, 3 and 4 bed houses as well as 1 and 2 bed apartments served off internal estate roads with private gardens, off street parking bays and private driveways.

Beckwith & Hanlon were appointed to provide Civil and Structural Engineering design services associated with the initial feasibility/site viability appraisal followed by overall detailed design to meet planning and Building Regulation obligations. The site has a number of constraints which include significant level difference of a maximum of 27m from east to west, existing utilities and associated easements crossing through the western part of the site consisting of underground HV electric cables, overhead HV electric cables, supporting pylons, high pressure gas main, major highway of the A14 running directly adjacent to the western boundary of the site with the development requiring acoustic earth bunds to protect the scheme from road noise, existing water course running from east to west through the central part of the site, ecological constraints relating the existing badger setts located on the site and poor ground conditions.

 

The overall design provided by Beckwith & Hanlon consists of the on-site Section 38 and 104 designs for the main roads and drainage including SUDS features of attenuation basins and swales, Section 278 designs associated with the new access junctions into the site as well as footpath and cycleway links to existing offsite routes, offsite highway improvements relating to 2No. roundabout junctions, private drainage, proposed levels including retaining structures, cut and fill analysis, foundation schedule and zoning plan, structural design of retaining walls and house type superstructure designs.
