
Beckwith & Hanlon provided Civil and Structural services to the client, for this 12-unit affordable housing, residential development, built by Oaktree Living on behalf of Believe Housing.
Both the roads and main drainage were offered to the Local Authority and Water Authority for adoption, therefore we secured technical approvals, prior to the client entering into the Legal Agreements.
One particular challenge on this site was the existing over land surface water flows which passed through the site from north to south. Beckwith & Hanlon provided an innovative way of addressing these over land surface water flows by extending the height of the northern boundary retaining wall and creating a 300mm bund to intercept the water flows and divert via weepholes into a granular filter strip on the low side of the wall, so that the water flows could travel no further through the proposed development.
Furthermore, as the site is a compact, infill site, there was no room for the inclusion of either a detention basin or roadside swale to provide surface water quality. Therefore, surface water quality to satisfy the Lead Local Flood Authority (LLFA) was provided by way of permeable paving to private driveways and a ‘Downstream Defender’ manhole which uses an induced vortex within the manhole to separate pollutants from the surface water runoff.
Finally, Beckwith and Hanlon also provided structural design services associated with the supporting elements of the superstructure, including the provision of calculations in accordance with current Building Regulations, as well as structural designs for the on-site retaining walls.
